Scope of Work
Be
very specific - on what the final product consists of, including the level
of finish, exact dimensions, brand names and model numbers of materials and appliances,
and any substitutions of brand names that are allowed.
Be
realistic - about the level of skill of the subcontractors and how well
they take direction and can carry out their part of the construction without
constant supervision.
Be
fair - about how much profit the contractors make - they need to stay
in business too!
Be
flexible - and willing to substitute equal quality items when certain
materials or appliances are not available or on back order.
Keep
an open mind - and be positive when the owner, builder or construction
official requires or suggests certain changes to the Scope of Work.
Trust
your instincts - and realize that "lowest" bid price does not always
mean the best. Focus on selecting a contractor based on the proposal whose price
is in line with the budget but most closely conforms to the criteria identified
in the Scope of Work.
