OCCH is Proud to Recognize the Following New Hires:
Joyce Perry

Joyce Perry, Director of Human Resources

Joyce Perry joined OCCH in March and serves as the Director of Human Resources. She is responsible for developing strategies and providing advice on all talent and culture matters. Joyce drives HR initiatives to foster a positive, high-performance work environment in support of OCCH’s goals. She comes to OCCH with a twenty-year history in HR, spanning industries ranging from healthcare and technology, to real estate and affordable housing. Joyce is a Senior Professional of Human Resources (SPHR certified), SHRM Senior Certified Professional (SHRM-SCP certified), and a Change Management Specialist (Prosci certified). She holds a bachelor’s degree in Sociology from California State University. Joyce is an active member of SHRM (Society for Human Resources Management), HRACO (Human Resources Association of Ohio), CCODN (Capital City Organizational Development Network), and ACMP (Association of Change Management Professionals). She is passionate about her community, volunteering for the Mid-Ohio Food Bank, Franklin County Humane Society, and Per Scholas’ Workforce Readiness Program.


Susan Goss

Susan Goss, Client Relationship Manager

OCCH is excited for the return of Susan Goss in May as the Client Relationship Manager for the Training Academy. In this role, Susan will serve as liaison for client engagement within the Training Academy, assisting clients with platform on-boarding and managing the LMS platform. Susan was a long-term employee with OCCH and we are pleased that she has returned, as she brings a wealth of experience and energy to OCCH. Previously, Susan held various positions within the Asset Management Department– from Compliance Coordinator to Asset Manager and also a role as a data analyst utilizing Tableau. Welcome back Susan!


Promotions:
Tony DiBlasi

Tony DiBlasi, Executive Vice President, Asset Management and Operations

We are pleased to announce the promotion of Tony DiBlasi to Executive Vice President, Asset Management and Operations. Tony joined Ohio Capital Corporation for Housing (OCCH) in 2003 and is currently responsible for the strategic direction of OCCH’s Asset Management, Operations and Information Technology Departments. Prior to joining OCCH, Tony worked eight years in the affordable housing industry where he assumed many roles for National Church Residences, a nationwide provider of affordable housing and supportive services. Tony is a Housing Credit Certified Professional (HCCP), a Specialist in Housing Credit Management (SHCM), a Certified Housing Asset Manager (CHAM), a Certified Nonprofit Housing Management Specialist (NHMS), and Fair Housing Compliance (FHC) certified. He holds a Bachelor’s Degree in Political Science/International Relations from Ohio University.


Marcus Vivona

Marcus Vivona, Senior Vice President, Director of Asset Management

OCCH is pleased to announce the promotion of Marcus Vivona to Senior Vice President, Director of Asset Management. Marcus joined OCCH in 2020 and is responsible for oversight of the Asset Management Department and leadership of a team of asset management professionals responsible for 600 properties. Marcus has 25 years of experience in the affordable housing industry and has held senior-level positions in asset management, development, investor relations and originations with several prominent for-profit and not-for-profit affordable housing organizations. He holds a Bachelor’s Degree in Business Administration and Economics from Nazareth College of Rochester and an Executive Certificate in Non-Profit Management from the University of Notre Dame – Mendoza College of Business.


Pleurat Dreshaj

Pleurat Dreshaj, Esq. Development Officer

OCCH is pleased to announce that Pleurat Dreshaj, Esq. has been promoted to Development Officer after joining OCCH in November 2020 as an Underwriting Analyst. In this new role, he will provide relationship management and technical assistance for OCCH developer partners who utilize the Low-Income Housing Tax Credit program to develop affordable housing. Prior to joining OCCH, Pleurat was the Assistant Director of Real Estate Development at CHN Housing Partners and brings more than seven years of development experience. During his time as a developer, Pleurat gained expertise in leading multifamily new construction and rehab projects, including historic tax credits and renovation of occupied buildings, as well as a deep understanding in navigating HUD regulations, LIHTC financing structures, and many other public funding programs. Pleurat has been a member of the Ohio Bar since 2011 and worked at the Office of the Public Defender in Cuyahoga County while completing his JD at Cleveland Marshall College of Law. Pleurat also holds a bachelor’s degree in Economics from Case Western Reserve University.


Dan Scheinman

Dan Scheinman, Underwriting Analyst

OCCH is pleased to announce that Dan Scheinman has been promoted to Underwriting Analyst after joining OCCH in January 2019 as a Development Intern and then Business Analyst. In this new role, he will provide technical support and underwriting of affordable housing developments in the Low Income Housing Tax Credit (LIHTC) program. Prior to joining OCCH, Dan interned for Ohio Housing Finance Agency and Northwell Health. He holds a Bachelor’s in Business Administration from The Ohio State University where we graduated Magna Cum Laude in 2020. While at Ohio State, he also earned minors in political science and public policy and was designated as a politics, society and law scholar. Dan was also named an Emerging Leader in Affordable Housing by the National Housing Council. In his current capacity, Dan contributes to the underwriting & development team as well as the Ohio Capital Impact Corporation. He currently administers both the Residential Impact Emergency Fund and the CareSource Digital Inclusion Fund. For his work in Development, Dan works with our development partners on submitting their tax credit applications.


Danielle Carman

Danielle Carman, Investor Relations Officer

Danielle Carman joined Ohio Capital Corporation for Housing (OCCH) as an Asset Manager in November of 2010. In May of 2021, she was promoted to an Investor Relations Officer in the Capital Markets department. She is responsible for building and maintaining strong relationships with investor partners. Prior to joining OCCH, Danielle worked as an Asset Manager for Enterprise in Cleveland, Ohio. Her duties included reviewing and approving annual budgets, quarterly reports, tax returns, audited financial statements, performing annual physical property inspections and random tenant file reviews. Additional experience includes working for National Equity Fund as an Asset Management Analyst in Chicago, Illinois. Danielle has a Bachelor’s Degree in Business Administration from The Ohio State University and her Masters of Business Administration from Ohio Dominican University. She is certified in Low Income Housing Tax Credit Compliance (TaCCs) and a Housing Credit Certified Professional (HCCP) in Section 42 compliance.
